What is a riad?
A riad is a traditional Moroccan house built around an inner courtyard. The courtyard usually holds a fountain, zellige tiles and plants. Riads cluster in the medinas of Marrakech, Fez and Essaouira. Many are restored as family homes or guesthouses. Price depends on condition, floor area and distance to the main square.
What is an off-plan purchase (VEFA)?
VEFA is the sale of a property in a future state of completion. The buyer signs the contract before construction ends. Payment is split into instalments tied to building progress. In Morocco, law 44-00 governs this contract and protects the buyer. The developer must provide a bank completion guarantee.
Can a foreigner buy a home in Morocco?
Yes. A foreigner can buy a home in Morocco without being a resident. The deed is signed before a notary or an adoul. Only farmland is restricted by law. All other urban property is freely available to buy. Always request the title deed and check its entry at the Conservation Foncière.
How much does it cost to post a listing?

Open the property page and press the contact button. You will see the advertiser's phone number and contact form. Your message goes straight to the person who posted the listing. DunaMaroc takes no commission and does not join the negotiation. Visit the property before paying any deposit.
What taxes and fees apply when buying in Morocco?
Typical costs run to 7% or 8% of the price. They cover registration duties, notary fees and land registry entry. New builds may qualify for a reduced registration rate. Adoul or notary fees are added on top. Each city guide sets out the current figures.
Can I get a Moroccan mortgage from abroad?
Yes. Several Moroccan banks lend to non-residents. They usually finance 50% to 70% of the appraised value. They ask for payslips, bank statements and a debt report from your home country. Terms commonly reach twenty years. Compare at least three offers before signing.
How do I find out what my property is worth?
